Buyer understands that at the close of the auction the sale is final and irrevocable. Due to the nature of the sale and the property being Tennant occupied buyers will not have the opportunity to perform inspections or physically walk the property. Shane has provided disclosures and an inspection report, however before bidding buyers shall consult their own appropriate professionals. It is each Participant’s responsibility to conduct its own due diligence and investigate all matters relating to each Property that Participant is interested in purchasing, including, without limitation, legal matters, physical condition and attributes, environmental matters, economic matters, encumbrances, and all other aspects. In this circumstance Seller is unable to provide physical access for inspections and Participants must submit Offers accordingly at their own risk. All Offers should be based solely on Participant’s independent due diligence and any information contained in the Purchase Documents. Seller agrees to pay for title and escrow fees. RPA to be signed by winning bidder is attached for buyer to review. By bidding you agreeable to the terms and you agree to sign the documents. The lack of signatures on said documents shall not represent buyers ability to negate the sale as the closing of this auction represents a final sale and these documents are simply used to aide the transfer of title. Although Shane Dulgeroff is a licensed real estate broker in California (lic 01968736 Beverly and Company) he is not acting as an agent for any Participant in any capacity. Tenants have lease agreements in place and will remain in place after the sale. Lease agreements are available on this site.
